SERVE A NOTICE
Reviewing your drawings to identify your Party Wall Notifiable Works and to identify which Notice needs to be served
Carry out a Title Registry search of the adjoining properties
Preparation of a Professional Notice(s). Your neighbour will also be invited to contact us at Party Wall Surveyors for London, Kent and the South East should they have any questions in relation to the Notice(s)
Acknowledgement Forms and a stamped addressed envelope for your neighbour to formally respond
Selection, collation and inclusion of your necessary drawings to ensure the Notice served is valid
For situations where more than one Adjoining Owner requires Party Wall Notices we usually undertake the serving of numerous Notices at a reduced fee.

Liaising with any Adjoining Owners Surveyors to ensure that all the drawings and details are present
To carry out all work in the preparation for a Party Wall Award in accordance with the Party Wall etc. Act 1996 as speedily as possible
SCHEDULE OF CONDITION
When we inspect the Adjoining Owners home (your neighbours) we make a detailed report of the existing condition of the property that could potentially be affected by the work, taking careful note of any existing damage or cracks. The reason for doing this is so that claims cannot be made afterwards that the proposed building works are responsible for pre-existing defects to your neighbours property. A Schedule of Condition Report will then be prepared in duplicate, one for you and one for your neighbour. This includes references to the photographs held on file and a detailed description of the current condition of the property
We offer a reduced fee if more than one Schedule of Condition is required and is able to be carried out on the same day
PLEASE NOTE : Without a Schedule of Condition it is very difficult to defend a claim that the building works have caused damage to the adjoining property (or properties)!
